Basically, a sewer line “clean out” allows the plumber easy access to the main drain from the house. In some cases, a camera will be used in the line to determine the condition of the line.

No clean outs exist on this property.

If no clean outs exist, there is no easy way for a plumber to access the main line with a “snake” to clear the line, or a camera to assess the condition of the line.

During real estate transactions, parties may be asked to pay for installation of a “clean out” in order to have proper access for completing inspections to determine condition of the sewer line.

Cost to install a clean out can vary depending on many factors such as depth of line, location of line, type of existing pipe, condition of existing pipe, etc. A Realtor can help clients decide how to proceed and provide a good referral to a plumber.
